Lake Windcrest: What a $1.1M Median List Price Actually Buys in Magnolia

A buyer comparing wooded Magnolia communities pulls up two data points and stops. Lake Windcrest's median list price sat at $1,100,000 with an 85-day average time on market as of February 2026. Broader Magnolia's median list was $366,000 with 130 days on market in June 2026. The obvious read is that Lake Windcrest is the luxury tier of the same market. That read is wrong in a way that costs buyers real money at closing.

The premium is not paying for a country club. The country club is a separate contract you either sign or don't.

The friction most buyers find at the title company

Lake Windcrest is a single-family master-planned community of just over 900 home sites in Montgomery County, governed by the Lake Windcrest POA. The community sits around four private lakes, on-site trails, and an 18-hole course. Buyers usually assume the golf, the lakes, and the trails all flow from one HOA payment. They don't.

Two contracts run in parallel:

  • The home purchase and POA membership. Automatic with the deed. Governs the four lakes, boat rules on Windcrest Lake, trail access, deed restrictions on architecture and horses, and common areas. Water and sewer are served by Quadvest, which has done well upgrades inside the community.
  • The Lake Windcrest Golf Club membership. A separate, optional agreement with Invited Clubs, the ClubCorp portfolio operator. No membership, no course access. Membership pricing starts at $295 for entry categories and climbs to $650 and above for full seven-day golf, before XLife add-ons for the broader Invited network.

The friction is that most buyers hear "golf course community" and price the home accordingly, then discover during the option period that the club has its own initiation, monthly dues, and category rules that the seller has no obligation to disclose and no ability to transfer. If the golf is central to why you want the address, ask for the current membership category and price sheet from Invited's membership director before you sign anything, not after.

What the price gap actually pays for

Once you separate the two contracts, the Lake Windcrest premium over the wider Magnolia median gets easier to interpret.

The $735,000 gap is buying three things the broader market cannot deliver: acreage-adjacent lot sizes with mature Piney Woods canopy, a POA-governed private lake with power-boat access on Windcrest Lake, and deed restrictions that permit horses on residential properties. It is not buying a gate. Lake Windcrest is explicitly not a gated community, a point some out-of-state buyers assume incorrectly from the listing photos.

The shorter time on market at the higher price point is the tell. Even priced well above the county median, Lake Windcrest inventory clears faster than the Magnolia average, because the wooded-lot-plus-lake product is genuinely scarce inside a 20-minute drive of Hughes Landing and Market Street.

The lake is a rulebook, not a photograph

Listings show glassy water and skiers. What the POA governs is more specific. Windcrest Lake is the only lake in the community approved for power boats and personal watercraft. The others are for kayaking, paddling, and fishing. If you are buying because you want to keep a wake boat or a jet ski at the house, that is a Windcrest Lake question, not a Lake Windcrest question, and the boat registration process runs through the POA.

Two other rulebook items belong on the pre-offer checklist:

  1. Horse-property status. Deed restrictions allow horses on residential lots under specific conditions. The word "allow" is doing real work. Confirm setback, fencing, and structure rules for the exact lot in writing before you assume you can build a small barn.
  2. Architectural review. Custom-build and remodel plans route through the POA's architectural guidelines. Buyers planning to renovate a 1990s or early-2000s home should request the current guidelines and the fee schedule before pricing scope.

Ask the POA for the governing documents, the current architectural standards, and the boat registration packet during the option period. The manager of record is Goodwin & Company. Getting the packet takes a phone call, and reading it takes an evening. Skipping it can cost a five-figure surprise.

The Invited membership decision most buyers defer

If you plan to use the club, defer nothing. Lake Windcrest Golf Club is a 7,040-yard, par-72 Thomas Walker design that Invited's own portfolio ranks among the top five courses in the Houston area, with Tif-Eagle greens and a private, seven-day tee sheet at the full-membership tier. The tiered pricing means the decision is really a bundle question.

  • Entry-tier social or limited-access categories can begin around $295 and cover dining and events with restricted golf.
  • Weekday golf categories sit in the middle band, with weekend restrictions that matter more than the price difference suggests if you work standard hours.
  • Full seven-day golf begins around $650, before XLife add-ons that unlock reciprocal play across the broader Invited network of 150-plus clubs, including The Clubs of Kingwood and April Sound at Lake Conroe.

Two practical points. First, membership includes spouse and dependent children under 25, which changes the family math for buyers with high-schoolers or college-aged kids at home. Second, the club's leadership has been rebuilt inside the last year, with a general manager who came out of The Woodlands Country Club and Magnolia Creek. The programming and food-and-beverage side is being invested in, not coasting.

The FM 1488 window is closing, and it changes the daily-life value

The commute and errand map that a Lake Windcrest buyer will inherit in 2027 is not the one they see driving out from The Woodlands today.

TxDOT's widening of FM 1488 through Magnolia, from FM 1774 to west of FM 149, is a $48.3 million project running from June 2022 to third-quarter 2027, and was reported at 60 percent complete in September 2025. The parallel widening west of Magnolia, to the Waller County line, was 98 percent complete at the same date. Buyers touring on a Saturday in 2026 are still driving a construction zone. Buyers closing in 2027 will inherit a four-lane corridor with a continuous left-turn lane.

The retail side is following. Academy Sports + Outdoors received a Chapter 380 agreement from Magnolia City Council in February 2026 for a roughly 55,000-square-foot store at Magnolia Village, at FM 1488 and Spur 149. Construction is scheduled to begin April 6, 2026, with a projected completion date of December 7, 2026, on the 7-acre pad. Magnolia Village's Phase II master plan lines Academy up as an anchor for additional big-box tenants and pedestrian-scale retail, on a corridor already carrying more than 26,700 daily vehicles at FM 1488 and 12,500 on Spur 149.

For a Lake Windcrest resident, that means the daily errand run stops being a drive to The Woodlands and starts being a five-minute trip to the corridor exit. That convenience is not currently priced into 2025-comparable sales. It will be priced into 2027 comps. Buyers with a two-to-five-year horizon should treat that as a tailwind rather than a talking point.

Questions to ask before you write the offer

  1. Which lake does this lot access, and can I keep a power boat or jet ski at this address under current POA rules?
  2. What is the current architectural review process and fee schedule for the renovation I am planning?
  3. If horses matter, what are the exact deed restrictions on this specific lot for structures, fencing, and animal count?
  4. What Invited membership category are we buying into, and what is the initiation and monthly cost at that category today?
  5. Which Bear Branch campus and MISD attendance zone applies to this address in the current school year? Zones can shift with district growth.
  6. What is the water pressure and irrigation schedule status with Quadvest for this section of the neighborhood?

FAQ

Is the golf membership included when I buy a home in Lake Windcrest? No. The Lake Windcrest Golf Club is operated by Invited Clubs on a separate membership contract. Home ownership does not confer club access, and club membership is optional.

Can I actually keep a boat at my house? Yes on Windcrest Lake for approved power boats and PWCs, subject to POA registration. The other three lakes are kayak, paddle, and fishing only. Waterfront and lake-access lots differ, so verify the specific lot.

Is Lake Windcrest gated? No. The community is private-feeling because of the tree cover and lot sizes, but there is no gate.

What school district serves the community? Magnolia ISD, with Bear Branch Elementary, Intermediate, and Junior High commonly zoned, feeding into Magnolia High School. Always verify the attendance zone for the specific address through the district.
