Get Pre-Approved
There’s a big difference between a buyer being pre-qualified and a buyer who has a pre-approved mortgage. Anybody can get pre-qualified for a loan. Being pre-approved gives you the opportunity to shop around for the best deal and the best interest rates.

Hire a Home Inspector
A home inspector’s sole responsibility is to provide you with information so that you can make a decision as to whether or not to buy. It’s really the only way to get an unbiased third-party opinion. If the inspector does find any issues with the home, you can use it as a bargaining tool.

Research Neighborhoods
Drive through the neighborhoods of homes you are interested in and map out your regular commute. Find out how far it is to the nearest grocery store and other services. Even if you don’t have kids, research the schools because it can affect the value of your home.

What To Expect Under Contract
Once you're under contract, here are some important things to keep in mind.

Earnest and Option Money
Earnest and option money should be delivered to Title no later than 3 days from execution date of contract. We will send you Title information and wiring information so this can happen smoothly. To wire the money you will need to go to the bank, Title will not accept ACH (online) wires.
Inspection
You do have an Option period, during this time you will need to set up the inspection. We do have inspectors we like to use but feel free to use who you like. Once you have the inspection set up, please let us know so we can let the sellers know. After you get the inspection report back, we will go over it with you and can decide on repairs.


Appraisal
Your lender will schedule this; you will need to make sure they have this scheduled. Please, keep in constant contact with your lender and provide all necessary documents to ensure this date is not missed. Also, for a seamless transaction process, do not make any major purchases that can alter your financial situation until we’ve closed.
Home Insurance
Begin shopping for your insurance policy now. You will need a plan in place for the closing. Home Insurance protects your new purchase and all of your belongings. If you need Insurance resources, we have you covered!
