Preparing Your Home
The first impression is your only impression. Your top priority should be to get your home feeling warm and welcome, always be prepared to show, and don’t forget to de-personalize your home. The more photos and memorabilia are in your home, the less likely a buyer is able to picture themselves living there. Deep clean your home and spruce up the yards; keeping your home tidy and “show-ready” at all times.
The Listing Process
Every listing is unique, but there are general steps we’ll take together to get your home sold. Initial steps include beginning with a listing appointment and followed up by establishing an open line of communication and filling out necessary paperwork. We’ll then schedule photos and begin inputting your property into the MLS system and third party platforms such as Zillow. Once the listing is live, we’ll begin to manage the showings and open houses, as well as the offers coming in. Once an offer is selected, we’ll begin the closing process.
The Closing Process
Prepare your home for closing by removing everything in the home that is not included in the sale. Have the house professionally cleaned and take the utilities out of your name. After the house is prepared, we will set up the buyer’s final walkthrough of the property, typically within 24 hours of the closing appointment. At the closing, it’s time to sign the final documents. There will be 1-3 days between the time that you sign and the day that the sale of your home is official. Once the Title receives all funds, the become becomes final.
Now, the grant deed is recorded in the county where your property resides. The Title company will take care of this and notify your agent once it’s official. Your funds should be ready within 24 hours! Don’t forget to cancel your homeowner’s insurance, change your mailing address and take the utilities out of your name. We will remove the sign and lockbox from the property. Congratulations on your sale!
